What a typical job adds up to
Most rat problems involve at least two lines from the table: removal and sealing. Using HomeAdvisor’s ranges, that is roughly $389 to $1,255 before any attic cleanup ($189–$655 removal plus $200–$600 sealing). If the attic insulation has to be replaced, HomeGuide’s cleanup-and-reinsulation average of $2,200–$6,200 comes on top. These are arithmetic on published ranges, not a quote.
What changes the price
- Number of entry points. Each vent, roof return, pipe gap and garage corner is labor and material.
- Roof height and pitch. Two-story homes and steep tile roofs take longer to work safely.
- Attic access and size. Tight attics slow both trapping and cleanup.
- How long it’s been going on. Longer infestations mean more cleanup and repairs.
- Crawl space or deck work. Screening a crawl space or trenching wire under a deck adds cost.
- Warranty length. Longer warranties on sealing often cost more up front.
How to compare quotes
- Does the quote list each entry point and the material for it?
- Is sealing included, or only traps and bait?
- How many follow-up visits are included?
- What does the warranty cover, and for how long?
- Is attic cleanup quoted separately, and is the insulation R-value stated?
